為何需要仲介?

在還沒走仲介這條路前, ivy一直以來找房子從沒透過仲介,因為沒有太多的預算可付給仲介服務費.所以 都是自己騎著車四處看公佈欄或上網找了之後再連絡屋主看房子 . 但找房子真的是很勞心又勞力的工作, 常常看圖片很美到了現場郤恨不得立刻走人. 看過的"鬼屋"更是不計其數. 還有的房東長的一副兇神惡煞的樣子, 連跟他走進去房子裏都心驚膽跳的. 當下真希望自己隨身帶了把刀. 而平常最常會發生的要屬租屋時所產生的糾紛了.
現在走了仲介這條路才發現找房子幫忙找仲介, 除了要付服務費這點會增加自己的預算外,其實是好處多於壞處.
除了可依你的要求先幫你過濾掉不合適的房子節省花一堆時間看不合意的房子外, 價錢透過第三人來談也較有談判空間.另, 也可保障至少房東不會是三教九流的人, 看屋有仲介陪, 就算只是個女生也不怕危險 .
而大多數的仲介人員也會在接受房東委託後, 看房子狀況來幫忙清理一下讓房子狀況看起來較好, 不會讓客人一進門就反感.
最大的好處是可在二方居間作協調. 通常房東開的價格都會比行情高,而房客想租的價格都較行情低
有時侯雖看了房子很喜歡, 但常會在價格上沒有共識. 透過仲介來跟房東談價格也較好開口. 成功機會較高
很多人會誤解仲介會賺取二方所談價格之差價(確實有些不合法之業者會這樣, 所以要選有信譽的仲介)
但其實仲介真的很不可能從中間拿到差價. 合法業者都是讓二方彼此當面簽約, 並確認二方之身份和談好所有價格細節後才簽約付款. 全部完成後才能取得當取說好的服務費. 如果沒幫屋主把房子賣出或出租掉, 或沒幫買方或房客找到理想房子. 仲介可說一毛都拿不到, 而在這段期間一個仲介人所有的努力與辛苦都是無酬的 .
所以如果你也跟ivy以前一樣找房子找的很辛苦, 那不如考慮一下仲介囉~哈哈
當然也會有人遇到不好的仲介而有不好的印像, 但畢竟這樣的仲介是少數啦, 在這行要生存很困難,因為沒底薪. 沒提供客戶好的服務就賺不到錢的.
